Job Title: Director of Tenant Coordination

Location: Charlotte, NC (will travel to Raleigh & Greenville & other markets as needed

Job Purpose: Greenberg Gibbons Properties is seeking a Director of Tenant Coordination to be responsible for managing tenant delivery requirements, construction budget, and delivery dates within each lease. This role will engage from pre-lease negotiations through to the design phase before managing the construction process throughout our Class-A multi-tenant light industrial portfolio. This position will coordinate across disciplines, working with leasing, property / asset management, architects / engineers, construction managers, and outside design and engineering consultants through every stage of the leasing and tenant construction process. The Director of Tenant Coordination is the direct link between the leasing and occupancy phase for our valued tenants. It is crucial that this individual embrace GGP’s values as they are our tenants’ first perception of GGP as a landlord.

 

The Tenant Coordinator will track and assist tenants from lease negotiations to construction completion and space turnover, assuring that spaces are delivered within expected timelines and at the high design standard we promise. It is understood that this job will require out-of-market travel due to 50% of our assets being in Raleigh and one in Greenville, SC at present.

 

Location: The Director of Tenant Coordination will work out of the GGP Charlotte Region Office in NoDa. The job will require daily reports and site tours of the GGP portfolio to oversee construction projects. Proficient planning is necessary as GGP has assets in Greenville, SC and Raleigh as well

Responsibilities:

· This position is expected to be 100% bought-in to the mission, vision, and BHAG of GGP. This person must come with a winning attitude and must be ready to take the opportunity personally

· This position will be the point of contact for all tenants under construction. This will primarily include our fitout contractor, our sign vendor, and our architect, but it can extend beyond into any and all service providers working to deliver our tenants’ spaces

· Provide guidance for tenant’s lease, construction exhibits, letters of intent, and landlord work letters.

· Monitor, maintain, and enforce approved tenant criteria

· Direct and manage the tenant plan review and permit process

· Confirm that the tenant’s build-out aligns with the approved plans and specifications for the job

· Obtain complete plans and specifications from the tenant in accordance with the requirements of the lease

· Review and provide comments and corrections to tenant plans. Follow up with tenant to make sure the plan corrections are implemented

· Become familiar with and understand the relevant jurisdictions/permitting office requirements in submitting and tracking of permits. Develop and maintain exceptional relationships with planners and reviewers in order to ensure design submittals are approved and permits are secured in the most timely manner possible

· Engage general contractor and other contractors/vendors for tenant construction projects to be performed by the Landlord, including all contract creation and negotiation

· Prepare budgets for tenants where landlord work is involved and deliver the project on budget

· Advance progress of tenant’s construction against dates set forth in the lease, through final inspections and tenant opening

· Maintain a comprehensive project tenant schedule focused on meeting budgeted costs and rent commencement dates

· Coordinate the payment of construction allowances due per the lease. Review invoices and lien releases

· Coordinate all tenant tie-ins to the landlord system

· Coordinate tenant schedules and design with Development and Operations to ensure a smooth flow of timely delivery and completion of tenant spaces within the required lease and budgeted rent commencement dates

· Oversee and conduct tenant construction owner, architect and contractor (OAC meetings)

· Maintain strict adherence to the budgetary guidelines that have been set for the project

· Support predevelopment activities for current and future pipeline projects

 

Qualifications and Skills:

· Proven experience in project or construction management within the commercial real estate industry

· Excellent organizational skills to manage multiple projects efficiently

· Problem solving capabilities to address and resolve project-related issues

· Knowledge of building systems and construction management

· Ability to interpret and review structural, mechanical, and electrical drawings and specifications

· Strong budgeting and cost estimation abilities

· Communication skills to effectively liaise with tenants, contractors, and team members

· Proficiency with Microsoft Word, Excel, and other Office Suite

· Proficiency with Gantt Charts
