Job Title: Property Manager - Carolinas
Location: Charlotte, NC – The position will be based in the GGP Charlotte Region Office in the NoDa neighborhood. The job will require travel between GGP’s shallow-bay light industrial assets in Charlotte & Raleigh as well as Greenville, SC.
Job Purpose: Greenberg Gibbons Properties is seeking a Property Manager to lead the management of GGP’s Class-A multi-tenant light industrial portfolio in North & South Carolina. This role will be responsible for all facets of commercial property management throughout our portfolio. This position will coordinate across disciplines, working with leasing, asset management, architects/engineers, construction managers, and accounting. The Property Manager serves as the direct link between the company and our valued tenants. It is crucial that this individual embrace GGP’s mission to be the developer and landlord of choice for Class-A light industrial as they are our tenants’ primary perception of GGP as a landlord.
Responsibilities:

Create & maintain positive relationships with tenants with a clear focus on achieving GGP’s mission to be the developer and landlord of choice for Class-A light industrial users

Maintain the property to a Class A standard

Responsible for all lease administration duties

Monitor collections and coordinate default proceedings

Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives

Develop comprehensive inspection process for properties; complete weekly, monthly, quarterly, annual inspections as required

Create operating and capital budgets, track variances, oversee the completion of CAM reconciliations, and ensure smooth recovery process

Bid, negotiate, and manage vendor contracts in accordance with GGP’s contract requirements

Accurately abstract all property leases in lease administration software

Work with accounting team to ensure accurate and timely reporting

Coordinate and oversee, in coordination with tenant coordination and construction teams, all tenant and building improvement & repair work to ensure timely and accurate completion of all construction work at property

Participate in leasing team meetings
