New Light Industrial Development Park Overlook Breaks Ground Near Research Triangle Park




Greenberg Gibbons Properties (GGP) has initiated the construction of Park Overlook, a significant new industrial development located in northwest Cary, close to Research Triangle Park (RTP). This Class-A industrial park will feature two state-of-the-art buildings offering a combined 162,000 square feet of industrial space. The project is expected to be completed by the first quarter of 2025.


Alex Laperouse, President of GGP, highlighted the strategic importance of Park Overlook’s location. "The proximity to RTP makes Park Overlook an ideal site for light industrial and life sciences adjacent tenants. Our goal is to attract companies that support the burgeoning life sciences sector in the area," Laperouse explained.


The development will consist of a larger building of 106,333 square feet and a smaller building of 55,684 square feet. Both buildings will feature modern design elements, including 24-foot clear heights and flexible bay configurations with two dock doors per bay. The park will accommodate approximately 324 parking spaces, providing ample capacity for up to ten tenant companies.


GGP has also planned for potential expansion, with room to add up to four additional buildings on adjacent parcels. This foresight ensures that Park Overlook can adapt to future growth and evolving market demands.


Situated at 11724 Green Level Church Road, the 14.5-acre site was chosen for its excellent accessibility and development potential. The project is being managed by a team of industry-leading professionals, ensuring that Park Overlook meets the highest standards of quality and functionality. GGP’s previous success with Garner Commerce Park, which was completed in January 2024 and has swiftly attracted tenants, sets a promising precedent for Park Overlook.


Beyond Park Overlook, GGP is also advancing other projects in the Raleigh-Durham area. The company is currently in the site review process for a mixed-use development in Wake Forest, which will include 346 apartments and 10,000 square feet of retail space. This project reflects GGP’s commitment to expanding its footprint in North Carolina and providing diverse real estate solutions.
